Berofe you do anything else, check out John T. Reed's real estate investment guru pages:

As to the "late night no money down stuff", you are probably talking about Carleton Sheets. Reed has a special page on him:

I've got copies from friends who bought it. A good program will educate you on how to obtain, control and buy property using non-traditional methods. A good program will also teach you how to protect yourself against lawsuits and paying a lot of taxes.

The ones I have seen were not scams. The reason why they have this disclaimer is because a lot of people are not motivated enough to pursue this. It takes a lot of hard work and motivation to become an investor in real estate. It's like they basically teach you how to eat right and exercise and it's up to you to follow their instruction to lose weight. Unfortunately, a lot of people show an interest, but not enough to do something about it.

I suggest a trip to your local bookstore or read some info on www.reiclub.com.

Regards

They are all border-line SCAMS. Look closely at the disclaimers that scroll across the bottom of the screen, often in very small type and low contrast lettering. They all state, "Results not typical" or words to that affect. You may have to record the infomercial and play it in freeze-frame mode to actually read it, but it's there for a very good reason. It lets them off the hook when you don't make any money, as most people learn to their detriment.
