Unless you and on more square footage. Not much. The value of your home lies in two places. Square footage and landscaping. A little elbow grease and a couple of hundred dollars worth of plants and tree's . Can bring your investment in two years around about $4,000 more or less.

For a home interior the value, especially in resale is in the kitchen and bath/baths,,,all else are possible ammenities.
The pantry can be an added attraction/feature, but won't add dollars to the value. As I said, it being a feature, along will all else in balance, can aid in a sale.
More important however is its value to you, in its use, and viability. Your tax structure need not change, you shouldn't need permitting, or have code issues.
If selling is truly your plan, I'd put any cash into other areas,,,IE: Upgrades for the kitchen and bath, then create the greatest CURB appeal that you can, outside the house.
When we try to sell, we often are still living in a dwelling...KEEP it CLEAN, and get rid of,, by way of storage, any clutter, or that fave lounge chair. Create a feeling of space, and freshness,,,even in painting.
Investing in remodeling rarely increases value directly related to our expenses, but in all, the idea is appeal, and a feature like a pantry may offer that modestly, especially if stortage space for kitchen and food relatyed items is inadequate now.

You need to add "heated" square footage to the house to add significant appraised value. The porch is not heated or cooled I assume. If it is then all you are doing is remodeling a room and unless you added wood flooring, french doors etc., you are not adding value. If you are dry walling some walls and converting the whole room then possibly a little value just don't expect a $10K increase or anything. Good Luck!

I haven't done this but if you're looking to increase the value of your home the 3 main areas are the kitchen, master BR & bathroom.
