A good one is called Sangria, it´s an spanish beverage pretty good for summer days (anytime of the year is good though). Just cut apples and peaches in little squares (about 1 square inch), Strawberrys in halves, add wine (you can use cheap wine you´re not gonna need a good one), you might also need oranges (peeled and diced). You can also add some vodka or rum (not too much).
I Swear if that doesnt warms up your party, nothing´s gonna make it.

Did you mean cocktail as in beverage? I would go with wine. Most everyone likes wine. You may not want to serve the hard stuff (liquor) since it is a house warming. I'm assuming it's a new place, and with liquor, people may get wasted and start spilling stuff all over your new place.

It's according on the age of your guests--- and the season you wish to have it
older crowds champange or sparkling wine mixed with a fruit juice and real fruit chilled
younger crowds vodka and your choice of mixers to make Martinis
