I have white ceiling tiles that need cleaning. They are made of a fiber
that is not water proof. They are just dingy not real dirty.

best way I know is to make a 50/50 mixture of bleach and water and lightly spray the stained tiles. You must go a little beyond the stain and may have to repeat several times...but it does work.

One thing to do is get a garden sprayer make Clorox half & half with water cover everthing in the room with 0.5 plastic.

Go outside and set your garden sprayer on a light mist and go into the room and mist NOT soak the ceiling.

You have a protective paint on the ceiling tile from the factor so if you mist it will not pass through to the insulation.

Now if water comes through from the other side and cause's it to get soaked the liquid from wet insulation will cause a stain if you have this already than Stain Kitz two coats oil base only [ no water base ] leaves a satin look I have painted some homes and and the home owner didnot won't to pay for a finish coat and I never heard any complaints.

Like I said mist could be nicotine age just build up through out the house white walls show the same thing.

But like I said if the stains "are" caused from water stains prime, live with the primer on it are put you a finish coat after you prime.

Cleaning is worth a try you have nothing to lose [ mist ]

First of all if your ceiling tile doesn't have a plactic finish on them then washing them or putting any liquid on them what so ever will make a brown stain show up after it drys....Use a feather duster and lightly dust them..or you could use a compressor but very low pressure so you don't damage them..but this just sends the dust every where....If you try a rag the dust just smears and it will look worse....Yes you can paint them a but it is best to use a srpay gun and a compressor....If you do get a smear on them use Kiltz in a srpay can...the color when it drys is very close and you won't notice a difference...Or the easy way out is to replace them......Hope this helps

Trying to clean those tiles, isn't easy, as I am sure you are aware off.
I did see in one of those home shows, where they took them all down, and painted them. It's time consuming, but you don't have to do them all at the same time. Just take down a few at a time, paint them and reinstall them.
I am assuming they are in a drop ceiling set up. If they aren't, then use a roller and paint as you would a regular ceiling.
If they are a drop down kind, you may wish just to buy new ones, they are fairly inexpensive, and would be the easiest way to go.
This is all assuming that the bleach and water doesn't work, If it does, then your problem is solved.
