I am considering moving to P.R. and need REAL LIFE information about housing in either Fajardo or Ponce or on the coast between them. Preferable from someone living there or who has lived there.

I am retired and have an independent income but the Real Estate agents won't tell me about any properties for less than half a million USDs and I know they exist. Is there any R.E Agency in my target areas that will work with someone who doesn't have a $Mil. to spend.

Also, is there a REAL source for information about the areas. I have several books and have bookmarked most of the web sites but I can't seem to get any REAL information... just the canned stuff put out by people with self serving interests.

I am interested in either a small stand alone house or in a nice condo.

How do Puerto Ricans buy their homes? Where do they go for information on properties.

Any help would be appreciated.

If you live in a Big Latin populated State..you can buy the Puerto Rican Newspapers..

El Nuevo Dia, Primera Hora or The San Juan Star and look at their classified.

Obviously you have never lived in Puerto Rico... People buy property like we buy property here: They mortgage their soul to the Devil. And yes real estate is relative expensive there... My question to you: Why buy property in a country in constant political turmoil (PPD, PNP, PIP)? ...over populated....high crime...not very clean? My advice to you---rent for a yr, live there and if you still like it, then buy. Try towns such as Villalba, Juana Diaz, Orocovis... Puerto Rico is not a big Island...you can get to anywhere (assuming no traffic and there is always traffic and heat) in less than an hour. Rent first! good luck!

For houses in the Ponce area you can check here: http://www.periodicolaperla.com/06_06_14/clasificados/clasificados.html or you can call this real estate agency (very decent, I recommended): 787-844-9708 ask for Pedro Santiago or Angie León. There are different price ranges in houses or condos, but you should check the area where you want to invest. However, a house or condo in a good neiborghood in the Ponce area will start at $125,000.00

I live in Puerto Rico. I consider housing to be a bit expensive here but to give you an idea of the market, a decent size home will run you about 100,000-175,000.
