The first one is the correct sentence - because you are referring to only one of the two of you. So it's technically singular, so you say, One of us is...The same way that we say, for example, One of my friends is not here, she's on vacation. In this sentence, we're only talking about one friend out of the many friends that we have, so it is singular and we use "IS" instead of "ARE".

More of a present tense. Meaning what you are doing at this moment. Are could be someone that IS going to happen or did already happen.

Your first sentence is correct. The verb relates back to the word "one." It's as if you are saying "If one is not available to babysit..."

100% IS NOT. Your information needs to be in the present tense as the parent going away from the child takes place in the present. I use tricks sometimes so I can remember. Drop most of the sentence. Think of: If one is gone. Then take it to: If one of us is gone. You see? That way it stays straight for you. I do it alot as I am writing each day.

the first one because you are talking about one of which would be the subject of the sentence. So if you were to break it down you could say "One of us is not able to babysit."

Take the easy way and change the sentence.
" If I am not available, consider contacting_____".
But I believe your first sentence is the correct one.
