I live in KS and am thinking about getting into real estate. Does anyone know a website that offers the class online?? Also I just wanted to know if you work only on commison or if you get an hourly/salary pay as well, if so how much?? Also is it hard to get going?? If you are a realtor how long have you been doing it , where are u from and how much do you make a month/year???? Thanks in advance.

I was thinking about working for a real estate company like Remax or Century 21 maybe, not independently bc my hubby and I cant really afford that.

You gotta spend money to make it in most business adventures.
I haven't been doing it long, but work with my Pastor who has been a realtor for a while now. It can be hard to get going. Once you build a network or a customer base it becomes a little easier, but you have to stay on top of it. I'm in Florida. It is a very good living, but you have to work. It isn't a get rich quick job. You get out of it what you put into it. Good luck in your endeavors.

From your question I think you may have a misconception about real estate and how things work. Working as a realtor your income is all commission based. A lot of people I have met thought that what happens is that you join a company and they set you up in a area to sell real estate for the company. This is not the case, you basically have to get your own clientele and find your own business. When I first became a realtor I remember asking my manager what to do now and he basically told me "good luck" as in "you're on your own".

Another suggestion I have for you if you do decide to proceed in the business is to start working for a smaller company. Working for Remax is great but you do have to pay much higher desk and transaction fees. Hey, someone has to pay for all the advertising they do. If you could, find a local company in your area. These companies may be smaller and have no national recongnition but may be very well respected in the specific areas that they operate out of. They probably charge much lower fees and who needs the big name anyway, your basically working for yourself.

I love being an agent 100% but times can be tough! I am with a smaller company but I would suggest going with a company that offers alot of classes and training. Check around your area. Who does the most advertising? Interview brokerages. Like I said...the most important thing in a broker is training.
You are not paid hourly...you are paid by the sellers of a home. You put in what you get. I have an advanced website for my clients, best advertising...but it adds up. I make an average of 10k per month. Don't forget...you have to take out your own taxes. Go to your state website and look up the real estate salesperson section. Also best advice is to go talk to other agents. It is a fun career and a ton of freedom. You have to be self disciplined. If you ever need more info let me know. I was in your shoes before. Also...I would refrain from online classes. Boards can be a killer and the best way I learned was my teacher constantly giving examples of situaions. I still remember them!
Another thing you can do with your license is to be a transaction coordinator or assistant. They make good money!

I agree with pottersclay70. It's a hard business. I don't know about Kansas but in my town in Louisiana it is also cut throat. You don't get nothing free from anyone. Everyone wants to know what "their split is" That's been my experience so far. Dealing with clients, especially buyers, can also be a night mare. I don't want to discourage you but you are going to waste a lot of money (fees, insurance, etc.) if you don't get into the business with your eyes wide open! I don't suggest it if you don't have someone already in the business assisting you; someone that can get you over the hurdles that you will definitely face.

You can make a lot of money at it but you need to be "thick skinned" and have the ability to go without a paycheck while still meeting all your monthly fees. There are a lot of easier ways to make money in real estate than having your license. You might also consider getting a mortgage broker license instead. I have actually made more money doing loans than selling real estate.

As far as schools are concerned, you can probably get a list of approved online schools from your state's real estate commission's website. That is the case for Louisiana.
