You should have gotten paperwork in the beginning...but I can see it is too late for that. You should go to a lawyer, request a warranteed deed. This may cost you a few hundred dollars but it is worth it considering what you have invested. Also, talk to your landlord and see what they are willing to do about this.

Go to the county attorney's office or the county prosecutor's, whichever you have in your state. Talk to an attorney who can represent you. Go talk to the police and the sheriff. See what type of suit you can bring against the company. Call the local TV stations and tell them your story and tell them you feel that you're being defrauded. Contact the newspapers also with the same approach. In other words, don't just take the beating. Get up and start fighting back and fight with a vengeance. The more bad publicity and problems you create for the company, the more likely you are to have something positive come out of it. Sitting and doing nothing Will accomplish exactly the same thing: nothing. But then, you have asked what you can do, so you've made the first step. Now just get going and don't stop until you get some satisfaction.

What you agreed to is called a "Lease Purchase Option". Actually fly or visit him and get the paperwork signed. Real estate contracts need to be in writing in order to be enforceable. Talk to a real estate lawyer to know all your rights.
