I'm taking a new job in Burbank California. I'm not very familiar with the area and traffic patterns, so I'm looking for advice on good places to live. I'm married with no children. I'd like a good neighborhood, reasonably priced as I'm looking to buy. Also, the closer a nice beach, the better. However I don't want to be stuck in awful traffic all the time, so I'm willing to make some tradeoffs.

Burbank, CA is an incorporated city. Located in Los Angeles County, but it is independent, and very industrial. Burbank has pretty much anything you want. Shops, entertainment, train stations, bus stations, dining, film studios, you name it. It is a very beautiful city, one of my favorites in Southern California. Close to Universal Studios Hollywood, downtown L.A., Glendale, & Pasadena. Plus you have Bob Hope Airport (BUR), for your travel needs.

You are quite expecting a lot for less. If you want to commute and live in a cheapy area...I'd suggest you live in areas like Pacoima, Arleta, Sylmar, North Hills, & Granada Hills. These cities I've mentioned are between expensive and less expensive. Meaning you can get a decent house for a decent price.

Burbank is an expensive city, but worth living there. It has it's own mayor, law enforcement agencies, etc. Traffic is quite hectic during peak hours. 405 and 5 FWYs are always full.

Contact Burbank Chamber of Commerce and see what they have to offer you. I am sure the will be able to help you install yourself there, and see that you are comfortable. I do business in Burbank all the time, it is how I know how Burbank works. Trust me, it's worth call Burbank "Home".

I also work in Burbank, CA. There's no cheap houses anywhere in Southern California. Please don't move to Pacoima or Sylmar. I grew up there, and it's a bad neighborhood (at least not for a family). Burbank is not close to the beach. I would suggest looking at places in Burbank, Glendale, or Pasadena. I live in Encino (which I love) and the commute is about 30 minutes on surface streets (one way). Don't move anywhere that requires you to take the 405.

You're asking a lot. Reasonably priced and CA don't match very well, especially if you want to buy somewhat close to the beach. LA traffic is awful, stay away from the 405 and take surface streets. Live close to work, take the time to drive to the beach.

Burbank, Studio City, Sherman Oaks, Los Angeles ... get a place close to where you will work. This will save you hours/days/weeks etc. in commuting.

What time do you want to be at artwork? that is what's going to ensure yourpersistent time. yet contained in the thick of site visitors, should be about an hour or so, take the ten to the 5 or take the 605 to the 210 to the 5..
