I had a plumber do work on the toilet. He replaced the flapper on the toilet also. About a month after that I noticed about every 5 flushes the flapper does not go down and seal where it should properly. I then have to reach in the tank and help it where it needs to be. I tried a new flapper, it worked fine for about a day and then in the middle of the night when someone flushed, it did not go down and seal properly. Next flush it is fine. I did notice that adjusting the handle position helped it a little but it still is not right.

A few drops of food coloring in the tank will tell if you are"bleeding down". Sounds like your flapper chain is acting up or the handle might be sticking.

If the flapper won't seal put Vaseline on rim.This might not sound right but it works..

The only adjustments I am aware of is to have just enough slack in the chain/strap that lifts the flapper to allow it to "just" seal. If the chain has too much slack interfere with the flapper. Too tight, and the flapper will not seal and allow water to flow constantly. If this doesn't work, there is some other problem with it.

I agree with the first guy. If the plumber promised that his owrk would fix the problem, they may be willing to give a discount on the next service, or refund partial amounts.

The problem is not the flapper then. We had that problem and we had to change the whole part that connects from the flusher to the flapper.
