Does the price for their homes include everything or just to put the house in the dry? The price on their web page is extremely low and they do mention that it is a "starting from" price. I was wondering if anyone has purchased a home from them and could tell me a little more about it.

A relative purchased an entire material package from 84 lumber for the home he built. It didn't include concrete,plumbing,electrical,hvac,flooring,or appliances. It was a better price than other suppliers around here would offer. It is a great home.

When I worked for a somewhat big builder, before I went out on my own, both Carter Lumber and 84 Lumber approached us with pushing their program. We didn't bite because we pursued aggressive purchasing arrangements with local supplies, and we basically thought our own stock catalog of plans would sell better. From our standpoint if you build inexpensively and it doesn't sell, what's the gain?

Anyway, I'm not completely sure, it has been awhile. You need to check with 84 Lumber, but I think their package doesn't include a foundation, mechanicals (HVAC, plumbing, electrical) flooring, appliances, concrete and few other things. I think it does include framing, roofing, vinyl siding (if you go with brick, you supply) some lighting, cabinets and trim. But I'm not sure about insulation or drywall. I'm sure it isn't everything. I'd say you need to look at the price for the plan and what it includes exactly. Then figure out what you need to supply. That should give you a rough price which you can compare to similar houses to determine if it is a good deal. Then you can decide if building with their package, building on own, or just buying a turn key house is the best deal for you.

I don't have an answer, forgive me. I was surprised to see the name here, AND that they have a website, and offer housing packages. I'll have to check it out.

I haven't seen an 84 Lumber store in years, until recently found one 2 hours away. Thanks for the nudge, and good luck.

I have no idea where you're located, but have you compared them to Jim Walter Homes? OR so many others, even a company in TX, ICON, who mfg. Steel houses and deliver on site for $11.50 a sq. ft. you build.
