I am concerned that removing our downstairs toilet will devalue the house and as our young son gets older feel that it will be useful to stop little muddy footprints being trapesed through the house. My partners argument is we have limited storage space and need somewhere to put coats and a pram.
The Toilet is behind a door in part of the porch by the front door and is separated from the lounge by another door. Another concern is the potential smell as you come into the house. At the moment a compromise is that we remove the sink and toilet and cap the plumbing so we can put it back at a later date if we want to. Any Ideas on what kind of value this facility may add to a house?

I have a second downstairs toilet, the upstairs one is in the bathroom, although there are only two of us in the house at the moment I find it an absolute boon and a necessity. I'd never consider buying a house with only one toilet so I would urge you to keep it. My daughter and her partner have just bought a tiny new-build house outside Glasgow which has three toilets so there must be a demand for them. Might it be possible to build some sort of storage facility in the garden for the prams and things?

Removing your toilet would be a disaster...children need a pram for a little over a year, but people always need a toilet. Believe me with 4 children, a downstairs cloakroom will be worth more than storage ever would. How about coats going under the stairs? And as for the potential smell, we have always found a good quality toilet block that cleans with every flush and a plug in air freshener outside in the hallway does the job. And when your little bundle of joy is potty training, you will bless the day you chose to save the throne!

Keep the loo, get one of those plastic storage sheds they sell for lawnmowers for the pram. The facility to do more work to a house ie. replacing what should be there, won't add any value it will diminish the value - but that's not really the point, value means nothing - you have to have somewhere to live! I don't understand what you mean about smell though - most downstairs loos are situated as yours is.

I can't comment on the value you might lose without seeing the house but you almost certainly would lose something.

You'll only use a pram for a few years...a downstairs toilet is a useful commodity...

KEEP THE LOO! You could 'box' it over as a temporary measure to use for storing things on, but, soon enough that pram will be gone and you'll NEED that loo so that muddy footprints don't go upstairs! And not only his mud, but all his mates too!!! I twon't smell, if it's cleaned before you cover it up. Use a cistern block if you'rse bothered, but there will be no bacteria from no urine

If there is no other way to make further room for the items mentioned I see no problem with your ideas. By capping off temporary does allow you to re instate when or if you decide to move. Or if you stay and no longer require the additional space. On a selling status an additional ground floor w/c would prob put £5.000 to £8.000 on a property.
