You will likely find that Boca (or Palm Beach County) has minimum size requirements for residential building [& probably lot size for platting] & that won't make it.

It doesn't matter since you won't be able to do that. Most jurisdictions have minimum plot sizes and no developer subdivides down to that size anyway. Additionally most jurisdictions have setback requirements that must be observed. With a plot that small, you'd be in negative numbers before you even started. And even in Boca, a minimal heating system is still required.

That's just silly. You can't buy such a small piece of ground. Also, the building codes would never allow you to put an improvement on a piece of ground without a heat source.
