I have a wood floor that tears mops up because it has ruff places, and advice?

Rent a sander and sand the floor down, then rent/ buy a buffer and wax and buff it to a high gloss.

I did see a floor recently that had been finished with several coats of semi gloss poly urathane.( ithink thats what it was), it was beautiful.. it looked as if it had olayers upon layers of wax, the house owner said that it was very easy to keep as all they had to do was damp mop it to keep it clean.. no waxing no buffing.

Your floor definitely needs to be sanded.
We have hardwood throughout our house. My husband used to put them in professionally, We have 3 coats of Polyurethane on our floors. They never need waxed or buffed, eventually they will need sanded down again and refinished but not for a long time. I use a cleaner called Holloway House Floor Wash to clean my floors with a damp mop and then I shine them up with Holloway House Quick Shine Floor Finish. Both of these I use with a damp mop, very easy and the floor is beautiful.

if your asking what to use to clean your floors i use murphy's oil soap the stuff is great.know if your asking to repair your floors you would have to rent a sander sand them down then put a coat of stain over them.i think you were just asking how to clean the floors though try using a differant kind of mop also were it is easy to mop around those jaggerd edges.

it sounds like you have a build up of something or other on your floors.what i would do is, mix up some dawn dish soap with warm water.put a good amount on the floor, let it soak for about 5 min. or so,then wipe up. next, give it a good rinse with water and vinigar, try that and see what happens.
