What Kind of store?
Hey, it could help.....

Just a thought when looking for a location.... if there is a shopping center that has a few vacancies speek to the owner and tell him'her "Hey, I'm just starting out and I see that you've had these empty spaces for X months and I wanted to offer you a month to month agreement. As you know the first few months of a businesses life is the most difficult. SO, I would like to offer you (half of the asking rent) for the first three months and (3/4 of the asking rent) for the next three months. And after six months we still have profits and are keeing pout doors open we wil renegotiate a 1 to 3 year lease."

You see, most businesses close the first year and a lot of it has to do with not being able to afford the rent. And then after they close, the owner is stuck with another 2 years on the lease. I've met building owners through my job who have made these arrangements with their tenants. A lot of times by helping the business owner become stable, it helps the building owner too. Ive seen where the tenant expand into the next space over. Also it brings attention to the center and promotes the other vacant spaces. People want what others have.

Good luck, hope this helps a little.
