You also have the right ---AFTER PROVIDING THE REQUIRED WRITTEN NOTIFICATION to terminate the leasing agreement (even tho there is no currently signed agreement)...Please carefully review the old agreement as you are still bound by those terms...at least in TEXAS. Sounds like you may wish to take this opportunity to move out and acquire more likeable conditions.

You are dealing with a very shady situation. You techinically shouldn't even be there without a signed lease or legal document after December 15th. You can go through all the he said she said crap all you want, but it comes down to the fact that you are living on the property without a lease. To protect yourself, you should document the all the attempts to conact the manager and take it to an attorney. I'm sure it's nothing more than small claims court, but you don't want this guy coming after you and making you pay for things you wouldn't normally have to pay because he is lazy and won't get you a lease. Either that or just find another place to live.

If this is the way your relationship with your landlord is starting -- then get out - get out - get out as fast as you can.
If you have not signed a lease or agreement to renew the previous lease, then leave while you can.
