I am looking to terminate the lease I have with my apartment.

The lease says, "Resident may terminate the obligations under this Lease by delivering to the Manager a written notice stating Resident's intent to terminate this Lease. Such notice will be effective thirty (30) calendar days from the date it is given."

Does this mean if I give notice on Dec 30th, I can't leave 'til Jan 30th, or does it mean that I have to be out by Jan 30th but I can be gone any day prior? The first interpretation doesn't really make any sense, but please advise!

If you give notice on December 30, you have to pay the following 30 days' rent. You can vacate the unit any time during that 30 days, like if you found a new place and are going to start moving your furniture.

Make sure that you schedule a walk through with your landlord on the 30th day and turn over all of the keys you received (or made copies of) when you moved in. Bring your original move-in inspection forms with you for the walk-through so that you can see what the landlord is comparing against.

From what you have stated, what they want is a month's rent. That gives them 30 days paid rent to find another tenant. You can leave whenever you want, but you have to give them rent for the 30 day period. Talk to your landlord to be sure you understand exactly what they want and that way you leave in good graces. If the 30 day period doesn't coincide with your monthly rent, then get them to prorate the monthly rent for the days you will be responsible for the rent and then you are free to go. Be sure to write the letter, date it, and keep a copy as proof. . .just in case.

you have to look at your contract 1st page where it says Lease end. you have to give thirty days notice prior to that end date. Ex) lease dates 2-01-07 to 1-30-08
you would give your 30 day written notice no later than 1-1-08. now remember you can give it earlier. but it wont go into effect until 1-01-08

you can leave before the 30th day but will have to pay rent for the entire 30 days.

Sorry, but when you signed your tenancy agreement there were no clauses that allowed exceptions for your health. The only exception is if you prove the landlord's negligence is some how responsible for your health problems. Your problems with your roommates do not include your landlord.

I think it means if someone or the one selling the apartment is stopping the sale or the lease of the apartment>??? you know what i mean i think they are trying to say is it is no longer available!!

It means that if you give a termination letter on Dec. 30th then you must leave within 40 minutes of them reading it. It helps if you stand out the landlord's window staring at them until they open your letter.

Then RUNNNNNNNNN!
