I am looking into buying about 5 acres of land in central Illinois and am wondering approximately how much I can expect to pay for a septic system, well, and electrical hook up. The house will be a 2 Story, 4 BDRM, 2 1/2 Bath.... Thanks for any input you can give...

You need to talk to your building dept and local power providers. Keep in mind all land is not suitable for septic systems. You should have a "perk test" done before you even buy the property to see if a septic field will work. If you dont pass the perk test you will have to put in what they call an engineered septic field which will cost a fortune.

Too many variables to tell. Well cost would depend on the depth they need to drill to get to good water. When doing this in Florida, the basic cost of a well drilled 100 feet deep (and not including the pump or running the waterlines to the house) was $3500. There is an additional cost per foot past 100 feet. Septic for a 4 bedroom house was required to be 1200 gallon tank (800 gallon for 3 bedroom). That was $1600. Cost for the leachfield depends on the system they install. Mine was a typical septic. If my percolation test had required a mound system, it was an additional $100 per inch in height. Flat rate for electrical service line was $500 for an overhead line. Buried line was $30 per foot.

It's immposible to put a price on it. A shallow well may cost $500, or a deep well may cost $8000. A septic in sandy soil may cost $1500, but a septic in clay soil may cost $15000. Power hookup is normaly charged per foot from the power lines. Nearby homes may give you an idea about well and septic conditions.

In Oregon we had to also put in electric pole so we could get electricity.
Everything you are asking should be around $15 - $20,000
We spent $18,000 but that included the POLE and Transformer.
