I want to agree with some points home pro two suggests. FL is a hard market, and WAY flooded; BUT who might wanna live in Arkansas??? No offense to those who do.
First of all I wouldn't build in the panhandle, and I've lived in FL since 72.
I guess what I'm wondering, since you state ALL the issues YOU personally will be involved in,,,,where have you researched before you came to Q&A?
You must realize the market in general, is in the dumpster, for now, but NEW is as slow. Oddly enough COSTS to buy or build still increase exponentially. Obvious too are differences in the balance between cost to build and Price to sell, but I had a home built in Orlando in 92,,, 2000 sq. ft. single story, hip roof,,,which is of little consequence, for 128 K. Today that house is market valued at 385 K. I told my ex, to sell and bail out, and bank 200 K. Then today I saw a NEW house up for sale, that I know came in at $100 per sq. ft. and was offered at 290 k, for 1200 sq. ft. I live in So. Central FL, and have a dozen homes within 100 ft. viewing area, sold by investors for 350 K, while across the road, similar start at 170 K...whew.
Materials costs, BTW, have kept pace. If you can get your parents into a 2400 sq. ft house for less than $100 per square,,,,go for it, and tell them to FLIP it in Fall of 08. Then suggest places they can retire to, and still have perhaps 150 K to play with.

completely depends on neighborhood, finishes you choose and supply/demand of labor. You could indeed get better quotes with the economy being what it is, but as people are desperate, make double sure that you get references and quotes so that you are comparing everything equally. People make want to make a killing on a brand new house, so proceed with great politeness, but act with confidence and make sure you check all references thoroughly. Also ask what their relationship is with the builder. Regardless of the overall building situation, the cheapest people probably will not be the best. Your want the best in carpentry, electrical and plumbing and the best cost more than others. Also, make sure you have a great general contractor. Don't take this on yourself unless you have lots of experience in construction project management. Also, make sure the contracts have incentives and penalties for delayed work, except those caused by weather, etc. (That is one way in which a good GC can really organize the work, lay it on him to make sure that he coordinates the various trades so it takes a reasonable amount of time.

Hey Dominic, Why build here? When the market here is so bad you can get a new Custom Built home " CHEEP". All the home builders are building VERY FEW HOMES these days and most have a surplus of homes on hand .Also, if you are not a lic. contractor here you will not be able to build a home here. Posing as a contractor here is a felony. There are so many rules and regulations its stupid. Ask your parents to let you build them a log home in The next few states North. Like Alabama. This state sucks. I am sorry I ever moved here.

I am in Panama City beach Florida..in the panhandle..We do have builders that advertise to build for 87.00 a square foot..but I would be skeptical at that price..as mentioned around 100.00 a square foot would be normal for standard floor plan..no marble, crystal glass..granite coloumns etc...However..it is a buyers market right now and not a sellers market...People trying to "flip houses" here are losing thier butt's and drowning in mortgages....If youhave cash to buy or build you are in good shape..beware of trying to finance a mortgage for resell purposes...I am A licensed painter here..and do alot of coldwell bankers houses...usually about 3 to 4 a mointh..last 8 or 9 months I will be good to get 1 every couple of months, for houses are just sitting on the market..no one buying..and thus the "flippers" are losing thier hind ends paying these outrageous mortgages wating for thier houses to sell..Another issue here is..The taxes have increased almost double every year and now they are fixing to increase it by 125%..and even getting one insured is pure hell..and most companies now want even offer hurricane insurance..be very skeptical and do not buy to try and profit right now...Ohhh..and someone mentioned that you cannot build your own house here unless licensed..this is totally incorrect..You can get the permit as the owner/builder....and do all the work you want as long as up to code..excepting critical services like gas,plumbing, and electrical.you need to hire a licensed contractor to do these phases...I paint many houses for people that move to Florida and do thier own work with this particular permit..it is not a problem...e mail me if you happen to come to this area..I know all the legite contractors and reasonable ones..
