I bought a house some months ago and problems keep coming to light that undoubtedly should have been caught in a reasonably conscientious inspection.
Does anyone know if Kentucky law limits the amount of a suit against a house inspector to the cost of the inspection, or can you sue for cost of repairs? I've heard that this "cost of inspection" limitation applies in some states, but can't get a verification for KY.
Thanks.

The paperwork from the inspector should include this ifo since is basically a contract. Some inspectors have insurance while others use the "cost of inspection" clause. I still think that things that should be obvious to a licensed inspector can be sued over regardless of contract wording.
