When we bought our house, I am on the title but not on the mortgage. I didn't want to tie up my income. Icould have opted off of the title, but my hubby wanted me on it. Find out her reason why she doesn't want to be on, and go to a third party advisor and come up with somethingf that works for the family. Having her income frred up has its advantages while not having property has its disadvantages. There are all types of possibilities to handle this and it does not mean that she is not in it for life.

Your spouse does not have to go on the loan.
It would help to know what state you are in as each is differant?
In community property states often a spouse MUST go on title and even if they are not added, they have an interest in the property by marriage. This interest can be deeded off in certain states, but can not in others.
Be very careful as a separation is NOT the same as a divorce.

she's not really in the marriage. Or she has something she is hiding from you. No danged way would my name not be on our deed.

Then don't list her on it. But that means that all of the financing has to be done using only your income, and you pay all the insurance, utilities, maintenance, etc.
