There are 13 people in this tiny house and I have filed an eviction with the courts. How long is it going to take to get these people out? Becuase if we have to wait till Feb when the court hearing is we will have a forclosure and it will ruin our lives! They are racking up a utility bill of about 500 month and not paying, and were told they will not shut off till march!

I have thought about that. It is against the law to do that in Indiana, They will just put a blanket up and let the furnace go nonstop like they are with the garage anyway. aka, it wont faze them, just get me in trouble! (if i could get away with it...) lol

First and for most do not take a door off the front door.
Second make sure all your ducks are in a row. IE: 3 day to pay or quit notice. Also have an attny file the papers and apear for you as well. Call your mortgage company and explain the problem they do not want the house back. But call them. Hope you are not paying the utility bill. If you are have it shut off. No pay no electric. Also file a law suit against everyone in the house. the name of the renters as well as all doe 1-100. You can also call the police and talk to them that you think these folks are perhaps dealing out of your home and want them to do a stake out.

Do not, repeat do not, take direct action like shutting off the utilities or removing doors. It's the road to ruination. You will open yourself to a lawsuit for an intentional tort, and that means punitive damages, and that means that your insurance will not cover you, and that could result in a judgment against you that cannot be discharged in bankruptcy. Get to a lawyer. For a good referral contact the local rental property owners' association. If there is none for the city, then try the county, then try the state. You need someone well experienced in this; someone who can do it right the first time, will be assertive, and will know the limits of what you can do legally. Tenants and squatters can run you around the merry-go-round just by being passive aggressive.

The utilities are in YOUR name, and not in the names of the tenant(s)? There ARE laws in cold climates concerning shutting off sources of heat during cold weather months, but most folks who rent out houses put the utilities in the names of the tenants. If you didn't make such an arrangement, shame on you.
Beyond that, Indiana is obviously SLOW to handle evictions. Where I live, like others, it's only a two to three week wait, since the courts have instituted a 'fast track' system for evictions at the behest of landlords who get stuck like you did.
If you can't convince the courts to speed up your date of hearing, you're pretty much at their mercy.

Filipinos are known to have that many people under one roof until some of them become a nurse or a doctor. Anyways back to the question.....search for eviction or something in your city hall website and find out the procedures needed to fike an eviction notice. In the meantime your need to tap into your reserves which is a must for all landlords....3-6 months worth of payments saved in your bank. It's part of the rental business when situations like this happens

I guess IN is bad for landlord law, but I own dozens of rentals in OH and if I file an eviction this week it goes to court two weeks from now. Then if I need a sheriff set out it takes 10 additional days, thats it.
There isn't much you can do as you can't forcibly evict them or they can and will sue. You can't shut off the electric unless it was not supposed to be in your name, then you can, etc.

I pray you dont live in indiana. they dont kick people out this time of year....how do you know 13 people live there.
Who in the hell did you rent to?
What does your lease say with respect to 'visitors'?
How in the hell can the rent not be paid with at least 5 candiates available to do so?

go cut the utility lines yourself - probably cheaper to get them repaired than the alternative
