I am a landlord and I allowed my current tenants to paint the whole unit. The guy is a painting contractor and the place looks awesome! He even did some new trim and painted all the cabinets too...didn't ask me for a dime. How cool is that?

It would depend on the colour they chose and their skills as painters. I recall when my own son wanted to paint three of his walls white and one black. As a mom I said OK, as a landlady I'd have likely said No. Tenants can be inconsiderate at times, so I've been a bit cautious about giving them too much leeway. It's tricky.

Yes, but in a contract of some form that I would have them sign state that they would need to paint the walls back to the original color or pay someone to do that for them. This way it either discourages them from doing this or it saves you time and money.

I am a landlord, and I love for them to do it. I have more than 50 units. As soon as the new paint hits the walls, they are in a breach of contract.... the deposit is mine to keep. I know... you don't have to say it... @sshole

Only if they knew what they were doing and didnt get paint every where like on the carpets and get it on places they were not going to paint (I.E. Ceiling, etc.) and if it was a decent color~! But yeah!
