Some of that, although the median price is still dropping in most areas.

Also, buyers refusing to face reality and lower asking price to make the sale. Also, realtors listing properties at prices they know won't sell, and not updating MLS listings to show what the seller would really accept today.

Of course, your mileage will vary neigbhorhood by neighborhood.
