I think, 3 simple reasons:-
1. The players are tired after three inings, especially batsmen who require more concentration.
2. The pressure to chase a total takes its toll.
3. The pitch gets worn out after 3 inings, making it difficult to bat.

The 4th innings pitch is a nightmare for any batsmen for these reasons
there is likely to be a lot of rough patches on the square meaning if the opposition has a decent spinner then the ball will turn viciously
There is likely to be uneven bounce, this is most likely from cracks in the pitch widening
so both the seam bowlers and the spinners have a advantage when bowling compared to the 1st innings
In the history of test matches there has only been 5 instances of a team chasing over 350 in a test match

The deterioration of pitch has a lot to do with the teams chasing big totals on last two days of a test match. More than the pitch the teams get intimidated by the big target. Actually the teams who set the big targets by declaring don't expect the other team to chase. When the target is huge as 350+, the fielding team has a lot of liberty to attack with more runs to play. The other factor is, the chasing teams gets caught up between risking a few wickets while going for win and try to keep wickets and play for a draw.
But teams have chased down big targets. The key to chase big target is couple of big partnership preferably at the top of the order.

By the time you get to the 4th innings the pitch is more worn, theres uneven bounce, cracks apear, and rough from the bowlers follow through make spinners and fast bowlers much harder to play against.
