I am going to buy a 2007 manufactured home that is is going to be set up on a permanent foundation, the land is not set up for a home it needs to be set up for electric, water and setup and then have the permanent foundation. On a rough estimate how much would it cost????

I set up a new mfg home in 2004, and site prep was @ $20K. However, the public utilities were already there (it's in a subdivision): electric, water, sewer. And my home is on a pier & beam foundation (the perm. foundation is a wise choice). All we had to pay for was the fee to tap into the public utilities.

If the utilities are not already available to your lot at the street, I'd say to add $10K to the above estimate.

I'd venture to say you are looking at $30K - $50K depending on the foundation type (crawl space, full basement) and the availability of utilities.

If you want a true estimate, contact the power co, and the other utility companies and get bids. Off the subject I would get a modular home over a manuf home. I do lending and it is getting very difficult to finance a manuf home on a foundation. A modular may cost more but it is treated just like a stick built so you will never have any trouble financing it or selling it.

That estimate will be very rough. It depends on were you live and how close the building lot is to access the utilities. The foundation or concrete cost depends on how big the house area is that it will support.

You can figure about $8,000-$10,000 for foundation, including excavating, footings, and foundation. Add another $10,000-$12,000 for a mound septic system (less if you can qualify for a conventional system). For a water well, the prices vary wildly depending on how deep they must drill to reach decent water, but it certainly won't be less than $5,000 including pumping equipment. Electric, if close by might run another $1,000 or so.

Summing up, roughly $25,000-$30,000 will be required to obtain the needed services for the house.
