how to go about getting somebody trustworthy to rent a room in my house? im not looking for a 'friend' just need a bit of help financially? Im not sure how to go about it? i dont really want someone sitting in my living room with me, and dont want to end up cleaning up after them if their standards are not too good? how do i know they wont go snooping around my home when im not in? or abusing my things? etc etc

make sure you set the room that they will be having up with room enough for them to have a telly and maybe even a small fridge and kettle, this is what my neighbour did when she was renting her room out, as for the no snooping, just put locks on doors, or put things away that you dont want being snooped in, as for getting someone trust worthy, you ask for references, and you get phone numbers so you can call these references and check them out properly, good luck and let us know if it works out or not

To be honest, if those are your terms then I don't think you'll find anyone who would want to rent a room from you.

If you're sure that you want to rent the room out, then you'll need to prepared to live as though it were a "shared house" or a "shared flat" and treat the person as a flatmate. Who would want to just sit in their bedroom the whole time, and not have access to a living room?

I think you're stressing too much about people "snooping around". Over the course of my life I've had about 20 different flatmates, and out of the lot of them only one went through my stuff. Normal people just don't act like that. The one who did it to me was clearly a nutter; I could tell this the second I met her.

In terms of cleaning up after them, well again, normal people do clean up after themselves. But, one thing I would say is that you definitely need to lay down ground rules before the person moves in - don't let them live there for a few months and then try to change any behaviour that they've already developed.

To find someone, you can advertise on sites like Gumtree, you can place an ad in your local paper, you can put ads on bulletin boards at your supermarket, church, etc. If you live near a university or college you may want to see if they have a bulletin board that you can advertise it on.

When you find someone who would like to take the room, spend about an hour chatting to them and getting to know them. In my experience first impressions are always correct, and you definitely only need an hour to be able to judge them. Remember that you can ask for references, although I don't particulalrly recommend this because I don't see the point - if an employer provides the reference then they don't know what it's like to live with the person. Likewise a friend may not have lived with them either.

Once upon a time I rented a room from a family. I read the notification availability sign in the lobby of the church. They interviewed me before they let me rent the room and laid forth their rules and expectations. I shared all of the facilities in the house and after the first 2-3 weeks, the uncomfortably went away.

I would recommend first trying to post the announcement where you execpt better quality candidates. Be very clear about your expectations and rules. As far as the snooping, you can only lock your doors to stop that, the rest is just trust.

The Police are always looking for Digs for Rookies, so go to your local station and get the phone number of their HR give them a ring. They will come and see the room to make sure it is suitable. You have the added bonus that if they are not a good tenant or don't pay their rent on time then all you have to do is get in touch with police HR and tenant is gone, so they are ususally on best behavoir, not sure it the Fire Brig do the same.

You should advertise in the local hospital, junior doctors and Nurses are always looking for somewhere to settle during their first years. They will be out a lot probably work crazy shifts and if you can't put your trust in them who can you...

I am not saying they will all be o.k just go with your gut instinct....

You might have to share your living room. Look for someone at work. Will they have kitchen rights? Even if you find someone you already know, your concerns will not be addressed. Good luck.

Ur local mental Health Care Trust can help u out. They are looking at any possibility / opportunity to release psycho, nutter ba st ards as 'care in the community!!! They come with very good references... very recently murdered..and played the system, and skillfully practiced in being mentally unable, or unwilling to take the drugs thrown at them as they leave the abandoned wards.. to the true loonies!!
