This could mean that the eye is moved a little or there might be something in front of it. Most garage doors have an eye down toward the bottom of the frame,. If you have a garage with two doors they are sometimes located on the inside closse to the floor.Could be something as small as a leave. Most doors have a manual pull rope above, where the motor is attatched to the ceiling.

Get some WD 40 and spray the metal rungs that the wheels run on to make the garage door open. Also spray the springs and chain (if it is metal) that the machine runs on. Keeping these parts well lubricated can make the difference between a door and spring that works or breaks...also check the spring to make sure that it is not already broken. You will be able to tell by looking if one is not the same length as the other.
This lubrication of the parts should be done every 6 months.

If it is a relatively new one it has an obstacle detector (lamp and photo detector) near the floor that is intended to keep little kids from getting squashed if they are standing where the door would close. However if the detectors are knocked out of alignment or if there is anything on the floor blocking them the door will not work properly because it thinks it is hitting something in its path..

some door openers have safety sensors at the bottom so noone gets smashed if in the path of the door, check if they are dirty or blocked. the other thing would be the force setting on the unit itself. there are 2 knobs or screw holes at the back of the box (one for distance and one for force) that can be turned to adjust (+for more and - for less)

if door no 1/4 cable on side mayb shot. You haf to replace.
Check the mainsping coils to look for any wear on shaft that will be slipping. if so you find online procedure for re-tightning.

there is a program on the remote which tells it the longer you hold the button down the more you want the door open-1 second is 1/2 way open 2 seconds is completly open.
slow down your pushing of the button action-
or it needs proper grounding or to be wired again - hot to hot nuetral to nuetral ground to ground - or it is defunct

check for obstructions in the track and proper wheel alignment also check alignment of the electronic eyes that act as a safety device and please use spell check it was kinda hard to follow your question
