I evicted some tenants who were late on their rent. I got a judgment for a couple grand and obviously their eviction. What do I need to do now? I know collecting the money is probably not going to happen, but these tenants really screwed me, so I'd like to go ahead with as many options I can to make them pay and leave. I am in Pennsylvania. Thanks!

If you know where they work, you can start a garnishment action to have the money paid to you from their payroll check. Do not forget to include all court costs and attorney fees in the garnishment. If you think they are working, but you do not know where, you may be able to have a discovery hearing, where you can ask for that information. If they fail to appear, a warrant will be issued for their arrest for contempt of court. If they are not working, the cost of the hearing usually is added to the judgment.

i understand its been 3 years in the past and me being a landlord myself...the excellent coverage is only too compromise with then tenants...definite you may sue them and pass by all the pink tape yet whilst your tenants are no longer paying the lease and that they are going to understand there getting evicted quickly, its superb to furnish them extra momney ( say around 500.00) funds plus the protection deposit back and a powerful reference assuming they dont injury the home and only depart the home with the help of themselves. this continually worked for me... Now in case you have undesirable tenants who in basic terms care approximately themselves and are adverse your house, then i could take criminal action against them

you can place a judgment on their credit so that it shows up every time they apply for credit, or a loan. And unless they pay the judgment they will be denied credit.
