Make it either laminate look alike hardwood OR carpet. Don't bother with the expense of real hardwood flooring. Contrary to popular belief, real hardwood scratches, stains, and can be readily damaged by a careless tenant. It's expensive to repair and/or refinish.

Not hardwood. It is too easily damaged by reckless tenants. I'd go with a good laminate. Stop by a flooring store (not Lowe's, a real flooring store) and ask what floors they recommend for a rental. There are some nice looking options that are designed for commercial applications that may work nicely in a rental.

I would do either laminate or carpet. I would not do real hardwood. Hardwood is very expensive to put down, so if they mess them up, which can happen, you will be out a lot of money. Carpet on the other hand, can be cleaned, repleced without a lot of expense. Laminate flooring looks just as nice but for half the cost of hardwood.

Definitely hardwood. My sister rented a house to a girl and they trashed all of the carpets, but the wood (not real wood - laminate) floors were fine. Even if they get scratched up, they're more easily repairable for much less cost then carpet.

For rental housing, you can get a low-cost, low pile carpet that will withstand a lot of abuse. Pay attention to the pad you put under it. I am renting in Miami and we have ceramic tile floors that will not get scratched by the sand and do not hold the odors that carpet does. If your tenants are decent, the ceramic tile will last a long time and helps keep the house cooler. Wood floors look nice and I had maple flooring in my house in Colorado, but I would not expect a tenant to be able to care for it properly.

Use carpeting because the renters are careless. Hardwood floors are unforgiving. Cheers and good luck.

Hey CW you asked a question in my line of work, Building homes for over 23 yrs! I would go with a laminate floor they go down fast and easy and will take a heck of a beating. Good luck with the rental :)

carpeting is a cheap covering for floors.
it is easier to replace and fix if tenant is a ////////.
'hardwood' floors should be laminates.
easier to replace. less costly than 'real hardwoods' and more stable.
use only on higher costs rentals.

Definitely hardwood. Carpeting is too easily damaged, stained, etc. If they scratch hardwood, a magic marker (close to the wood color) applied and wiped off will make it go away.
