I want to lease a home before I buy it so I want to put together a document to propose to those home owners who are looking to sell. I would like to read up on a few contracts and docs to make sure that I know fully what I am doing.

Before you go to all this work, ask the sellers first if they are open to the idea.

Lease options for the seller are not usually a good idea and THEY should seek the assistance of a lwayer specializing in this type of law. There are specific areas that they need to protect themsleves from.

These types of documents have to be done by a Real Estate agent, Property Manager or a lawyer or it may not be legal.

Go to Staples or Office Depot or somewhere like that. They sell generic contracts that are appropriate for your locale. You could also go to a title company. Most of them will give you a contract.

BUT the best thing to do is consult a lawyer. You're talking about a major investment, so you should be careful about where you get your advice.
