I live in Ohio, and I live in an upstairs apartment in a duplex.

My landlords did not tell me the heaters were broken, that 90% of the outlets didn't work, some of the lights don't work and so on...

I called them and let them know about the outlets and heaters and what not, but I told them not to bother coming out and fixing it right away.

It's constantly problem after problem here, and I would like to move out ASAP.

If I just up and left what would happen? My security deposit covers on months rent, but my lease is not up until September.

If there are things that are not working properly in your apartment, you could put your money in escroll and tell the landlord that until the items are fixed that's where the money is. This is legal... as far as bailing, not a good idea because he can charge you for every month the apt. is not rented, and hold you for breach of contract. Look up tenants rights online for your area...Good luck.

Just a thought-I have a duplex and I request in the lease that tenants tell me whenever they have a problem with anything. That way I can fix it and then when they move out, I don't have so much to do. I do request that tenant pay for damages that are more than wear and tear but usually I just fix things. So every once in a while I get a tenant that abuses everything and doesn't tell me because they don't want to pay. And one time I did have a tenant move in and complain that everytime they plugged something in, the plug fell out. So I had to replace most of the outlets and it seemed as tho it was one thing after another and eventually every thing got fixed. I guess they thought the place was a dump, but I do try to keep the apartments very nice. I felt bad but I fixed everything quickly when they complained. If they had moved out, I would have brought the full force of the lease upon them. I even upgraded a few things to make it nicer for them. When they left they stole the new mirror out of the bathroom. They also told me if they had known, they never would have moved in. If I had known, I would have fixed everything before they moved in. I check most everything now. . .

If you just 'upped and left', you could face a small claims lawsuit for the remainder of the rent due for your entire lease. If the landlord re-rents the apartment eventually, he will sue you for his lost rents, plus expenses to re-rent the unit, plus his small claims court costs.

You have a lease and you are expected to honor it. Work with the landlord to get the issues remedied under your contract.

You complain and then tell them not to bother coming out to fix it?

Your security deposit covers NO rent that is not what a security deposit is for, it is to cover any damages you may leave behind.

If it is constant problem after problem then allow the LL the chance to fix things instead of tell them "not to bother".
