La Jolla (9) in living standards and general beauty of the area (3) in price.
La Mesa (8) Overall great place to live, nice areas plenty of places to go to (10) price.... The most bang for your buck. Best places to live at great prices. I am also a bit bias since that is where I live.
Del Mar (8) Great place to live, lots of traffic in any direction of travel. Some places are hard to get to, blessing or nightmare depending on how much hosting you do at home. (6) Price: Not as over priced as other area, but fairly expensive. Realestate hold good here regardless of the rest of the market.
El Cajon (7-8) Depending of the area you pick... some areas are as low as a 1 in my book. If you stick to the eastern part and the southern part of El Cajon you should be fine.... Central El Cajon sucks ***. (4) Price: The reason is because when you talk about the San Diego realestate market going up and down.... this is what is looked at, the biggest flutuations in the market occure here. Rents are stable.
Lakeside (7) Nice areas to live in I would not go higer then what I gave it, because I dont think their is enough areas in that range to give it a better rating. (5) Price: Alot of higher priced homes in this area which then to drive up prices for other homes that dont deserve to be higher.
Chula Vista (5-10) I know such a big range but Chula Vista is so expansive in the area it covers and so many different areas of it. Anything east of the 805 is in the higher range above 7 I think... any thing in the southern area is in the 5-7 and central is in the 7-8. (9) Price... Values hold great here and it is a city that keep on growing, both in size and pouplarity. Rents are also very good but you will live in the 5-7 range.
Poway (9) Great place to live and raise a family, great schools and lots of nice homes. (7) Price: because it is a great place to raise a family it will cost you. You get what you pay for, rents are way too high, but very few apartments mostly alot of privetly owned homes, which makes for the high rents.
Spring Valley (4-7) Some places in Spring Valley are great others just suck. (6) Price: Rents and home prices hold steady with every where else in the market, but they are close to El Cajon that it dictates there prices too.

La Jolla 9 (beautiful community but took off one point due to the snob factor)
La Mesa 6 (Lots to like but some areas have crack heads and prostitution - near El Cajon Blvd - and it's stinking hot in the summer. But the better areas are great, geographically it's pretty central, fairly affordable, and downtown La Mesa is nice.)
Del Mar 8 (see La Jolla comments. Also lost another point due to terrible traffic on highway 5 every morning and evening, and sometimes all the way thru the day. Especially during the summer.)
El Cajon 3 (not an attractive city, hot in summer, really lousy excuses for restaurants)
Lakeside 4 (similar to El Cajon, high in redneck factor, but some semirural areas make it more attractive than EC)
Chula Vista 4, maybe a 5 if you're in Eastlake (lived there for years, not sure why it rates so poorly with some as there's lots to like there, much better downtown than EC or Lakeside. Some gang areas but lots of areas have no gangs. A bit of a drive to other parts of San Diego county; not geographically convenient. Definitely does well in affordability. Some white people don't like it because they're uncomfortable with a higher percentage of Latinos there but I think that's just being prejudiced.)
Poway 6, or 7 if you're in the semi rural part (Good schools, some areas of town are semirural; but "town" has no soul, just a bunch of businesses along a busy thoroughfare. And then there's having to use highway 15 for commuting, which is an awful mess)
Spring Valley 2 (Hot in summer, has gangs, drugs, no attractive community core.)
