I have a family of raccoons living (rent-free, I might add!) in my attic. Now...do I need to issue a notice of eviction before I try to humanely trap them?
Please advise.

I do not harbor murderous intent, Little Elf. I am planning to trap and release them. Thank you for your concern. :)

Oh, they DO have names. Ralph and Fiona are the mom and dad...then of course, there is Ralph, Jr. and Fiona, Jr.
(not terribly original, I know.)

Aawwwwww you just brought back so many childhood memories! We used to have a raccoon living in our balcony too! lol He'd come and go whenever he wanted to and drove us nuts. I never will understand the intentions of our crazy neighbor who tried to catch him with a fishing rod! hehehe *sigh* That was ages ago. The years do fly by ... I think you should keep your little tenants as long as they are behaving. No hanky panky after midnight! lol

I had a family of racoons living under my porch several years ago.

I put out a dish of peanut butter covered in cayenne pepper. Racoons apparently love peanut butter, however the cayenne pepper is quite unpleasant.

The Racoons ate the peanut buttter cayenne pepper mixture and never came back. Apparently many Racoons will not come back to a place where they have had an unpleasant experience.

I suspect that will work better than an eviction notice (Racoons are not all that literate) and you do not have to go to the trouble of trapping them and releasing them.

The Racoons may evict themselves.

Real nice of you to even consider giving an eviction notice. Be careful they can be real mean while evicting these rascals. The peanut butter idea is one i have never heard of. Giving that a try wont hurt. But once out what then? Even removing these rascals will not give you the cosy feeling that they wont be back will it? I`m totally convinced that the peanut butter trick would be a great idea. My vote goes there.

In my state, raccoons require 24 notice, served in person.

They are members of the bear family, normally active at night.

You very own the hire till the two a) the hire contract ends, or b) the eviction is executed interior the courts. one way or the different, the owner will deliver at the same time the money he's due. He can drag you into court docket to collect if needed. The court docket will garnish your wages till the money is paid.
