Most realtors say a tub.

a bath with shower, no tub, sink and toilet is considered a 3/4 bath. in the listing (if you do choose to sell someday) it would read; two bedroom, 3/4 bath..... it would not matter to some, but anyone with toddlers who would think about buying the house would be hesitant to do so if their kids can't take baths. here's a few options:

1-install handicapped bars on the shower walls, at least assisting your mother in entering and exiting the tub. make darn sure those are screwed into studs.

2-install one of those walk-in tubs with a door on the front. here's a link: http://www.easywalkinbaths.com/frontdoor.htm

3-there are companies out there that will cut a walkway into the existing tub. the cut out piece can later be restored if you wish. here's that link: http://www.tubcut.com/

Where are you? In the U.S. most homes have a tub/shower combo if only one bathroom so only a shower would be unusual and would likely make it harder to sell. However, if you're selling to a single person or to room mates they may not care. My family and I once lived in and old house that only had a shower stall in it for 10 years and we bought it that way so it's not impossible.

If you're trying to do upgrades to sell though I'd suggest a Tub/Shower combo.

You do not NEED a bathtub. It might help to sell if it has a tub instead of a shower but you do not NEED a tub.

if you are selling the house then it needs to be as presentable as possible, if your mom and sister are planning on living in the house then they should make it as comfortable to their needs as they can.

You need a bathtub for many reasons, not just to bathe.Bathtub would be best,if thats a problem see about a in floor tub.Its only 6 or 8 inches off the floor.
