There is a website for property managers called NARPM. Also Mr.Landlord.com has a lot of good stuff and evict.com is another resource.
In Florida you would give them a 3 day notice when they don't pay on time. If they don't pay then you can take measures to have them evicted. If they are month to month tenants then all you need to do is tell them you need the property in 30 days.
But, sometimes you have to sweeten the pot -- give them some moving money or whatever it takes for them to leave. Once that is done then do everything right in finding the next tenants and make no exceptions. Get the credit and eviction and criminal background of anyone who applies. The easiest eviction you will ever do is before they move in!

I am fairly sure that in any state you can evict at anytime for nonpayment of rent or late payments. Start by giving them a 30 day written notice that you send by registered mail. If they don't vacate, you file with a district justice. The district justice knows landlord/tenant laws. Yes their deposit should have been in an interest bearing savings, but I wouldn't worry to much about that. You are going to be able to withhold from the deposit any rents they still owe, plus late fees and bounced check fees.

and Monday, they would have to vacate on December 31.
Do not give a cause or reason, in writing or verbally. Doing so, gives the tenant the possiblity of a defense against eviction. Say nothing more than, "I want possession of my property."
If they fail to vacate by the date that you specify, you would then follow up with an eviction.
If you have never dealt with an eviction, consult with a local real estate attorney that specializes in Landlord/Tenant laws & evictions. One simple mistake on your part can void the process.
Check into the landlord's requirements for holding the security deposit.

If your tenants are on a month to month lease then give them a 30 day termination notice by MAIL "return receipt" requested.
(to prove delivery and acceptance.)
It is not necessary to explain why.
Their deposit must be in a separate account apart from your own funds.

I don't know in your state (might want to check with www.landlord.com) but in California and assuming there is no rent control, you will simply give them a 30 day notice (you do not need to specify why) and if they don't leave by the last day of January, you start the eviction process on Feb 1st.
