I live in a 50 year old house. I had a contractor reshingle the roof 8 years ago. What do I do? Because the shingles are obvioulsly good?

Get on your roof (If you are comfortable with this) look in the areas where the leaks are look for nail pops where the nail worked out and put a hole in your roof. if you find any of these the easiest way to fix is pound down the nail get some good tar with fiber and carefully fill the hole with tar then look in your gutter for some of the "stones" from your shingles and put these on the tar to match the color. If you don't find nail pops look for bad shingles or bad flashing. if you find a bad shingle you can replace it just make sure it is a warm day before you start so you don't crack the top shingle as you remove the bad one.

Go into the attic and trace the leak. Usually you have leaks around skylights, Chimneys, vents etc where the shingles meet those items. If it was not done correctly or if it has failed, you will need to reseal those areas. You should have a warranty (I have a 25 year warranty) and you might be able to call the contractor and see if you can get him back to check for the leaks. If the leaks only occur in winter, you could have a problem with the gutters. If the water gets into the gutter and freezes, it could back up and get under the roof where the roof meets the walls. That can be a simple fix of making sure your gutters are clean and the flow does not back up.

Shingles usually dont just leak and after 8 years, you should have a problem with them.

On a low pitched roof, such as you have, the metal roof is a much better option. Shingles aren't meant for low pitched roofs. A metal roof with a pre finish or galvalume finish will last 50 years or more, I doubt the shingles would last 10. I have worked on metal roofs that were 80 years old.

You don't need a whole new roof. You should check your roofing contract to determine what the labor and material warranty periods are. You may still be covered by warranty.

If not, the roof can be repaired. There must be holes ore gaps somewhere to have leaks. If you have an attic, you can go into the attic during daylight hours and check for light coming in to locate the leak areas. If you find the holes/leaks, try to shove something into the hole like a straw or thin piece of wood so you can find the spot later on the roof to repair it.

The question is..did you pay to have the old roofing tore off and then replaced..or did you do the "value deal" and pay to have the new shingles laid over the old? This could be A problem, for the old shingles could be buckling causeing the new to break thier seals etc..

shingles is a broad term. are they shake or composition(asphalt)? if they are shake(wood) and it only leaks when the wind blows hard and it's raining , there isn't a lot you can do. from your attic , when the sun is out you could see light coming in everywhere. if its composition , go on the roof where the water is coming in and look directly above it on the roofs surface,usually there is a roof jack for plumbing or heat release, often roofers will just put cold patch around them and it will last a few years, put fiber mesh tape in the cold patch and add to the patch then put sand or roofing sand. it will keep the cold patch from failing.

Most roof leaks are caused by improperly installed or failed flashing. The attic is the best place to find leaks. If it is leaking in three places after only eight years then you probably got a poor roofing job and once again it is probably do to poor flashing.

The shingles don't keep the water out. The paper below is what keeps the water out. You may need to have someone (roofer) check it out for you. It may be it needs some areas redone like a pipe that is sealed and now cracking.

Get up on the roof and check for exposed nails. The heat pushes out the nails over time .Nail them back down and dab them over with roofing cement.

Locate where the leaks are coming from and then just remove those shngles and put new ones in place of it correctly.

You can do this anywhere on your roof. It's not hard to do. you just remove one square and replace them.
