I was told my lease is not valid because both title holders (owners: husband and wife) did not sign it. It that accurate? (in NC if that makes a difference.

No, that is not correct. Your lease is quite valid.

Not if one owner has authority of the other to execute the lease. How do you know if s/he has authority? In fact, how do you know any person who says he is the landlord has legal authority to sign a lease, without paying for a title search & asking for their ID? You can ask for proof, but mostly we rely on trust. Generally, the person who answers the phone; has the keys & knows where the fuse box is, is probably the owner.
