process of legal eviction. Can I ask the police to vacate the tenant with out file a unlawsuit. I live in CA. Thanks

better get a lawyer. the Landlord-Tenant act may over rule your contract.

Normally and tenant has to have a 30 day notice, but can stay for 90 days and there is nothing you can do. If your lease is not legally binned then you have nothing legal in the first place. best of luck. next time consider getting all the legalities before you present a invalid lease to a tenant. best of answers though.

Your lease is illegal. You cannot circumvent the due process of law by attempting to write it out of a lease. Good try, but it's not going to fly. You will have to follow the standard eviction proceedings of California to rid yourself of the tenant.
