We had a terrible experience with a realtor so now we want to try and sell our home by ourselves. How do I get an MLS number in Missouri?

sorry you have a bad experience with your agent.

MLS numbers are paid for and controlled by the local board of realtors. You can't just sign up.

However, there are some companies that will list your home in the MLS for a small fee (usually $300). So that you can sell your home FSBO.

However, in this market with a lot of homes for sale, agents may just pass over your listing since FSBO homes are more work.

If you do this FSBO, make sure that you offer at least what the other companies are offering and maybe a bonus.

You need a real estate agent to be listed in the MLS. You can hire a discount broker.

The benefit is that it’s cheap. The downsides are many. You will have to pay that broker upfront so whether you sell your house or ever get a single showing you are out that cost. Much of the work your agent would have done now falls on you.

If you hire such a service, it’s important that you know that the Missouri Association of Realtors lobbied for years to force these swindlers to provide minimum services of presenting sellers with all offers and counteroffers as well as helping with price negotiations - services that discount brokers often didn't provide before. What they still won’t do is help you price your home appropriately, or offer you tips on what to do to make your house more saleable.

Before you proceed, it’s important that you’ve decided how much, if any, commission you’ll pay to a buyer’s agent. Like it or not, if you’re not willing to pay them, some agent will not show a client your house.

Please do not take this out of context because I just don't want you to believe you need everything agents tell you.

Ok, first of all you can not get an MLS number for your listing and you don't need one when you sell your home yourself.
You have to become a member, be in the field of real estat and some of those membership dues are $600 (more or less) and does not guarantee to sell your home.

Is your house ready to be sold? By that I mean have you "decluttered"? Take all personal items,nic knacks,photos,collections and anything else pertaining to your family and store them away. This will allow the buyer to enter your home and see it as theirs. On the outside, make sure your shrubs are neat, flowerbeds in place and any outside lights that you use to light up the house are in the right place to show off your home. People drive by at all hours to see how the neighborhood looks,if its too dark, too many streetlights, quiet,etc. When you hold an Open House, allow the agents and buyers to walk through, try not to let the agents trick you into things (thats their job)and make sure to ask all agents to leave a business card (follow up the next day with each agent and ask them what their buyers thought of your home) so you will know what people think.

Make sure that anyone you consider to accept an offer from has a PRE-APPROVAL LETTER FROM LENDER so that you have less a chance of falling out of escrow down the road.

Mike has it only partly correct. Real estate licenses are not all that easy to get. You are going to have to take mandatory classes and pass an exam. Neither are free. After that, you have to join a real estate firm which has MLS access in order to list your own property by yourself. By the time you jump through all the hoops, you're going to have a couple of thousand dollars invested just to sell one house. You don't get to join the MLS for free. The agency will charge you for the privilege.

You're much better off to use one of the FSBO real estate agencies which can get you into the MLS for a flat fee.

MLS is a subscription service that you pay annually to be a member of. You have to be a licensed realtor/affiliate to become a member. Sorry, try buyowner.com, but no MLS for you.

Real estate agents and REALTORS have their own cartel.

If you really want to put your house on the MLS without having to pay an agent to list your house, one thing that you can do is get your real estate license yourself.

Real estate licenses are very easy to get. It does not require much traiining and the real estate exams are very easy.

Once you get your license, t you can then put your house on the MLS as any other real estate licensee would.

you get one from a realtor...you cannot try to sell your house yourself and give yourself a number..look into for sell by owner...there are alot of sites you can list your house on ..militarybyowner..you dont get an mls number but you can list pictures etc about your house.
