I read my lease agreement and it doesn't mention this(I think) but I want to leave but I was told by my landlord that my roommate(ex boyfriend now) needs to be present to sign my name off. Is this true? Do I need his permission for this?

I believe you do. I was in that same situation once and we just ended up finishing off our lease. When the two of you signed that lease it is a legal contract binding the two of you to pay your rent for the given time the lease is for. You cannot just opt out of the lease, especially without his knowledge. He can legally go after you for your share of the payment. Best bet is to make an agreement of some sort without going to court. It will save you the headache.

Yes, because your ex bf would be taking over the responsibility for the total lease, and the landlord can't make him solely responsible for it without his permission.

Yes. Basically, your ex is going to take full responsibility for the lease and let you out.
