Lis Pendens is Latin for "Suit Pending" It means someone has a claim, valid or not against the property in question or its owner, and filed a notice in the public records. Release means there is a cancellation which has been filed, canceling or negating the lien or lis pendens notice.

A lien is a legal claim against a property, in the event that the property be sold. The lien claim/value must be paid at time of closing in order to satisfy the lien.
A lis pendens (lien pending) means that a potential lien is being filed against the property, but has not yet completely been authorized/recorded. When selling a property, a lis pendens has the same general effect as does an actual lien, since it is considered a cloud against a title.

They are two completely different things.
Release of Lien is filed when a lien has been paid off, and the lienholder files a satisfaction...clearing the title of that particular lien.
Lis Pendens DOES NOT always mean a forclosure. It is latin for "pending" which means that something is in the process of being filed that will negatively affect the title....that could be a lien OR foreclosure.

That the property in question is held "free and clear". A lien against a property simply means the property titleholder owes the lienholder money. A release of lien means that the lienholder no longer holds an interest in the property.

I don't think its a good gift. A release could be a sexual endeavor or something as innocent as a back rub. You can always tell by the price, if its a simple back massage OK, but if you want more than a simple release it will cost a couple hundred. My buddy told me. lol
