Because the Bolsheviks took over the Government via Lennon and the Czar abdicated and then was killed later. This allowed Russia having a new Government to sign an armistice with Germany.

After all the Germans helped Lennon get back into Russia so he could attempt this coup anyways!

The revolution in Russia overthrew the leadership. The new leaders didn't want to have to deal with an external war while dealing with solidifying their control of the country.
There was an almost-civil-war going on in Russia at the time.

The Russians dropped out of the war before the other Allies did.

Interestingly, Lenin had lived in Germany for a while before going back and joining in the revolution.

beacause the Bolsheviks (the Communists) overthrew the Czar and in order to consolidate their power, they had to fight off the various factions of Russians who wanted power and they really couldn't concentrate on Germany. The Commies thought that WW1 was a war of the elite and the common man had no business fighting it so they gave into Germany's demands and stopped fighting them.

Both of the above are excellent answers, but they left something else out as well: both countries were excluded from formal peace talks, so it was a bit of a "losers club" with them that they signed a peace with each other.
