All god fishing spots on the distant planet will be snapped up right away by eager buyers.

Well first of all aliens have to exist which is still an open question (anyone who claims that aliens have to exist is arrogant and ignorant (especially if they claim there are aliens in our galaxy)).
But if they do exist and are close enough to contact us (i.e. not in another galaxy) then it's very much an open question what they'd do when they found us.
I can say one thing, our society would change a lot (and eventually become more like theirs'). Whenever civilisations meet eventually the weaker civilisation ends up changing to reflect the stronger civilisation whether there is conquest or not.
For the most part though people will probably just keep going about their business not really bothering all that much.
Of course the most likely aliens we'll find are going to be microbes.

I think we can already be sure of that. So it won't exactly come as a shock. And most people won't care and go back to watching the O.J. Simpson clown show.
We can also be sure of there being no possibility for war. The "others" will be so far away that we will most likely never meet in any other way than by communicating over electromagnetic waves.
I don't think the word "friendly" necessarily means much in the context of interstellar communication. I am pretty sure we do not even have the concepts, yet, what interstellar communication means.

With billions of stars in each of billions of galaxies, i won't manage to have faith that some variety of existence hasn't developed someplace. the project with touch is timing.
