I have been through divorce, legal expenses with a delinquent child and medical expenses with another child. I have struggled with bills but managed to keep my family fed & housed. Now I am divorced, my delinquent child has finally grown up & my medically challenged child has become an adult & has married and now I would like to get a home of my own. Is it at all possible? Or am I destined to be a renter forever?

Unfortunately the way the mortgage industry is currently, probably not.. Unless you can find a someone with strong credit to co-sign with you. Otherwise, I'd order a copy of your credit report and pay off whatever delinquent accounts that you can. If you can open a credit card, I'd do that- but don't use it.. Just activate it and don't put an $ on it. That is the easiest way to build your credit back..

Unless you can pay cash or talk an owner into financing you, probably not. Sorry.
