In some localities it means an offer has been made on the property and accepted by the seller. All the title work has to be done, property inspections, loan accepted and approved etc. In other localities the word used is "contingent" which means the same as above and pending then means just waiting for the closing date. Real estate is local and bends to local customs and practices.

That means an offer has been accepted on the property by the sellers, but has not yet closed. Most real estate agents won't post a listing as pending unless they are quite assured that it will close with that specific offer.

It means that the house/land already has an accepted offer on it, but the finalizing paperwork has not been signed yet. It MAY or may not mean that you can still submit a counter offer. Some sellers have whats called a "kickout-clause" allowing them to accept another, higher offer even when they've already accepted an offer. As long as the binder hasn't been signed yet, it couldn't hurt to have your Agent contact the House's listing agent to see if you CAN make an offer.

if you drive by a house and the outside real estate sign says "pending" this means that someone has offered a price for the house and its waiting for mortgage approval.
