I have sold a few homes where I remodeled the bathroom and you need to remember that you are not remodeling it for your own use so the cost has to be low for supplies and still have it eye pleasing for the potential purchaser. So tastefull,plain/nuetral and inexpensive. place just one eye catching thing in it like nice fixtures and keep the rest of the cost LOW. Remember its not the bathroom that sells a house its just the easiest room to redo for a slight gain.
floors,kitchen upgraded appliences & moulding and cleanliness all make an impact. FLAT paint helps hide bumpy walls.

Have any condominiums in your complex sold recently where the bathroom was remodeled is a way that is similar to what you have in mind?
Be comparing recent sales of condominiums with bathrooms similar to the one that you have now, with sales of condominiums that have bathrooms remodeled the way you plan to remodel your bathroom, that will give you an approximate idea of what effect on value a bathroom remodel will have on your condominium.
Also, I do not recommend that you remodel the bathroom to sell the condominium. However I do recommend that if you plan to remodel the bathroom for your self while you are living there it makes sense to remodel the bathroom in the manner that will return the most money to you when you are ready to sell.

Chances are that you won't get a dollar for dollar return on such a renovation, but it surely will make your condo appear more attractive than similar units currently for sale. Depending on the condition/color of the fixtures, replace them if needed, or at least refinish the tub to match other fixtures you may replace. A ceramic tile surround can be a DIY project, and is bound to help. Flooring should go as well, if worn or dated.

You can't. Just because, let's say, $2,000 goes into a bathroom doesn't mean your property value increased $2,000.
Depending on the condition of other units in your building, it MAY increase the value it MAY not change it at all.
It all depends...there is no magic formula.
HGTV is very, very misleading in that regard.

In this market, you may have it backwards. You should think how much value you will have to deduct if you don't remodel your bathroom.
