It doesn't matter who is cheating on whom. You or your wife (soon to be ex) can file for divorce under the blanket reason of "Irreconcilable Differences" meaning that there is no chance in your wife or you getting back together.
However, most provinces and states require that the spouses be separated for a period of time before they are allowed to file for divorce (6 months to 1 year).
If you do not leave your house, then she will leave since she has the boyfriend. Chances are she wants a divorce so she can be with the other guy.
I'm presuming there are no children involved. So what you can do is move on and enjoy the knowledge that she will probably jump from relationship to relationship for the rest of her life and that she will have to wait before a divorce is granted.
That being said, all assets can be frozen for a period of time and chances are your house (if you own one) will be divided amongst you once you are forced to sell it or you buy her share out.

Unfortunately when a woman gets to the point of asking for a divorce...that is usually all she wants. Make sure your bank accounts are not accessible by just one person if you think she might play unfair. Never vacate the home...let her...can be considered abandonment either of property or of children if there are any.
Ask her to agree to ground rules of courtesy while the two of you are still living together: not coming home, spending, discretion...
Regardless of how you got here...here you are! Get your head on straight, decide what you want for your future (the things you CAN control) and remember you will get through this...it will not kill you...and there is an optomistic future in store for you...embrace it!!!

Yes it's cheating, oh please wake up here, what can you do well that's up to you, sounds like the wife has plans, and they do not include you sorry to tell you this, file for a divorce. The trust has been broken.
