leave place as you found it and advise the landlord in advance that you will require the deposit when you leave and surrender keys.
if you think your deposit is at risk get an independent 3rd party to a witness.

Easy. Turn the property back to the landlord in the same condition that it was when you took possession, ordinary wear and tear excepted.

You do have copies of your move-in inspection sheet, right? And you're going to do a joint inspection with the landlord at move-out, right??

Assuming that you are renting in the US, read the contents of your lease agreement, which should spell out the conditions under which your deposit will be returned, by whom and when.
