There are a lot of things you should learn before you begin so that you can get the best price for your home without pricing yourself out of the market. But once you sell your first home FSBO, you will be able to sell every home FSBO for the rest of your life. So it is a good learning experience.

Some important things to consider is:

Do you have a strong back? Not physically, even though it's great if you do. But can you shoulder the burden of having patience when selling your home, knowing that you might not sell for months? Can you deal with rude people making low offers or insulting your home? You'll run into them, for sure. Or how about dealing with other people's agents? Or how about the burden of paperwork that you have to file and look over and review before, during and after the home sale? Will you be able to handle all of that with a smile and a handshake?

The first thing you need to think about is if you actually have the time to sell your home. It's not a full time job, but it does tend to usurp a lot of time in fielding phone calls, responding, placing ads, following up on offers, getting the proper forms together, etc. If you can spare the time it will take for a proper sale, then this might not bother you much. But it's something to take into consideration.

The fist thing you should think about is how you are going to compete with the other homes in the area that are being sold by real estate companies.

You will be one person trying to sell your home against a network of many professionals selling the other homes.

You will have to advertise your buyers, locally and ones that could be moving in from anywhere.

One of the first things you should consider is, if you do a For Sale By Owner, buyers will be quite aware that you are not paying for real estate brokerage. They will attempt to immediately reduce their offering price by the amount of the commission you aren't paying. Buyers want that savings in their pockets just as much as you do.

Good luck! Do you have ANY idea how many disclosures are involved in the sale of your home? One slip up and it's off to court for you. Get a realtor to represent you. You know what they say about a person who represents themselves in court don't you - it's the same thing with real estate.
